➢ be aged 18 or older;
➢ all be first-time buyers;
➢ have a combined gross household income of no more than £70,000 per year (to meet the lower income cap set by the Local Authority’s First Homes local eligibility criteria);
➢ be able to fund your purchase with a mortgage (not a buy-to-let mortgage) or home purchase plan for at least 50% of the discounted purchase price;
➢ intend to use the First Homes property as your only home/main residence; and
➢ meet the East Riding of Yorkshire Council’s local eligibility criteria, which requires you, or at least one of the buyers, to meet either of the following;
• to have a Local Connection so:
- has lived in the East Riding of Yorkshire’s Council’s administrative area for at least 6 out of the last 12 months, or 3 out of the last 5 years, or
- with a family association, having a parent, grandparent, adult children, grandchildren, a brother or a sister currently living within the East Riding of Yorkshire’s Council’s administrative area, that has lived there for at least 5 years, or
- has been employed for at least 1 year (and a minimum of 20 hours per week) in the East Riding of Yorkshire Council’s administrative area
• or be an Armed Services Member, meaning:
- a member of the Royal Navy, Royal Marines, Royal Air Force or the British Army or a former member (within the last 5 years before purchasing a First Homes property);
- a divorced or separated, spouse or civil partner of a member; or
- a spouse or civil partner of a deceased former member whose death was caused wholly/partly by their service.
(and in which case the local connection criteria does not apply)
This Local Eligibility Criteria will apply for a marketing period of at least 3 months (from start of marketing) or (if longer) until the date 3 months before Practical Completion (ie issue of the NHBC Cover Note) of the relevant First Homes plot is achieved, following which, the national criteria will apply.
